The appraisal must be paid for by the borrower. Pacific Bay Funding Group will not allow any broker, loan officer, processor, real estate agent or any other party associated with the transaction pay for the appraisal. Pacific Bay Lending Group will not allow any reimbursement for the appraisal through escrow. The final HUD-1 will disclose that the appraisal was paid by the borrower out side of closing.
No originating party may contact the appraiser for any reason, except the borrower or real estate agents depending on the type of transaction (refinance or purchase respectively) to make arrangements for access to the property. Any inquiries or requests for copies must be made directly through the management or vendor company that the appraisal was ordered from and NOT from the appraisers performing the appraisal inspections directly.
No CODs will be allowed the appraisal must be paid upfront by the borrower's credit or debit card.
Any appraisal delivered to Pacific Bay Lending Group must be accompanied by the paid invoice from one of the approved companies.
To comply with the code, Pacific Bay Lending Group will provide a copy of the appraisal to the borrower with all loan documents, if the loan is cancelled or denied the broker must provide the borrower with a copy.
